CIHA's Newest Elder Property Nears Completion
Cook Inlet Housing Authority is accepting applications to fill its latest elder rental facility. The new facility, Tyonek Terrace, is currently more than 70 percent complete and expected to be ready for occupancy in September. Rents are equal to 30 percent of the household income, with minimum rents set at $450 for a one bedroom apartment and $550 for a two-bedroom apartment.
The $8.8 million Tyonek Terrace will consist of 35 one-bedroom (approx. 645 sf) and 5 two-bedroom (approx. 996 sf) units. Thirty-five of the 40 units will serve elders earning 60% or less of the area median income -- less than $30,900 for a single; $35,340 for a two person household. Four of the units will be "unrestricted" or available to elders, regardless of income.
Tyonek Terrace offers spacious apartments, located in an elderly community setting. Each unit contains a side-by-side refrigerator, dishwasher, garbage disposal and electric range/oven. All units have bathroom area grab bars. Open and airy design features allow use of natural light, and use of pocket doors allows maximum utilization of wall space.
Common areas include laundry facilities, mail distribution area, public telephones, senior friendly trash disposal system, individual tenant storage, community meeting and lounge areas, common kitchen, library, large screen TV room, playroom for visiting grandchildren and an on-site staff office.
When complete, the site will be heavily landscaped by Professional Northwest Landscaping, and will have a built-in barbeque.
