Mountain View Village
Thanks to Cook Inlet Housing Authority's latest housing initiative, five families moved into beautiful, brand new, single family homes in Mountain View in October. Seven more families will move into similar homes later this fall and winter.
In partnership with CIHA, well-known local builder John Hagmeier is constructing a total of 12, 1,500 square foot single family homes, each of which is being offered as an affordable long term (15 year) rent-to-own property to qualifying lower-income families. One of the 12 homes was featured in the 2004 Anchorage Parade of Homes, September 18-20.
John Hagmeier has always taken pride in offering insightful planning and design, as well as quality craftsmanship to accommodate today's families. With this neighborhood revitalization effort, he's taken the same philosophies he applies to his larger custom homes and incorporated them into smaller, more affordable floor-plans.
The homes offer spacious three-bedroom floor plans, at least 1.5 baths, washers and dryers, two-car garages (placed behind or to the sides of homes where possible), front porches, rear decks and fully landscaped, fenced yards.
The 12 Phase I single-family rental homes have already been rented to qualifying families, but Cook Inlet Housing Authority is collecting the names of people interested in renting a home when Phase II of this project is completed in the fall of 2005. A number of homes will also be constructed for more immediate homeownership to qualifying families.
In addition to the new homes, CIHA is substantially renovating four 4-plex properties in Mountain View, and 16 families will be moving into these nearly new apartments in November and December. The two-bedroom, essentially new apartments offer on-site laundry facilities, secure entrances, security upgrades, new arctic entries, and a fully landscaped site, including child-friendly play areas.
Cook Inlet Housing Authority is still accepting applications for these two-bedroom units, which are renting for $776 per month.
"Mountain View Village," as this scattered-site development has been dubbed, is a unique rental community targeted at families with incomes of 60% or less of area median income, or approximately $42,000 for a family of three. All of the rentals are available to the general public without regard to race, color, national origin, sex, religion, familial status or handicap, and with the philosophy of promoting "independence through housing."
Mountain View Village is a part of CIHA's Neighborhood Revitalization Program, which has been designed to provide initial investment capital in Mountain View and eventually other older Anchorage neighborhoods. The intention of the program is to attract private and other community investment necessary to remove deteriorated properies, improve the overall quality of the neighborhood's housing, help low- and moderate-income families become homeowners, reduce crime, and help neighborhood organizations achieve their community goals.
CIHA's goal is to positively impact the neighborhood's image, its physical condition and market value and overall neighborhood management.
