With last year's success with Grass Creek Village, CIHA is extremely pleased to announce the next phase of this development Clearwater Village at Creekside. Grass Creek Village, an 80-unit mixed-income residential rental development, was at full occupancy before we could even celebrate the grand opening. In fact, there is quite a wait list for these homes, which tells us that Alaskans appreciate the well-planned design and enjoy living in a community they can be proud of.
The Petersen Group, one of Alaska's foremost builders, was the contractor for Grass Creek Village. Bob Petersen is once again demonstrating his commitment to quality housing in our community as the builder of Clearwater Village.
Clearwater Village at Creekside, designed in partnership with CIHA and constructed by The Petersen Group, is a combination of exciting architecture and well-thought design at an affordable price point—2, 3 and 4 bedroom homes with garages that start at $222,900. Part of the Creekside Town Center Redevelopment Plan, Clearwater Village homes include energy-efficient features to minimize environmental impact and provide reduced energy costs to the homeowner. And, it's location on Chester Creek within the Creekside Towncenter provides walking access to Fred Meyer, Begich Middle School and soon a new Walgreens and bank.
Clearwater Village reflects the quality design standards that CIHA is now known for and that The Petersen Group has been recognized for since the early 80s—building craftsmanship, attention to detail and excellent value. With a commitment to building excellence and the principles of highly efficient "green" considerate homes, these homes achieve the Alaska Housing Finance Corporations highest energy rating—5 Star Plus and meet the Bronze level Green Building rating utilizing the Green building standard adopted by the National Association of Home Builders.
5-Star Plus is the highest performance rating for residential construction. This is typically due to many factors: an upgraded insulation package, a tight building envelop that is well sealed to reduce air leakage, a properly sized high efficiency furnace, a direct vent water heater, an ENERGY STAR rated dishwasher and a heat recovery ventilation system which maintains fresh indoor air quality.
Because of The Petersen Group's efficient building design, the floor plans are open, livable and spacious without being excessively large. This results in reduced costs for long-term maintenance and replacements, energy resources to heat and light the home, property taxes and insurance premiums.
In addition, the energy efficient features offer savings in terms of credits, rebates and interest rate reductions. Homes purchased by first-time home buyers before December 1, 2009 are eligible for an $8,000 federal tax credit. Additionally, there is a $7,500 energy rebate from AHFC for purchasing a 5-Star Plus rated home, as well as interest rate reductions for some first time buyers and 5-Star Plus homes.
There will be a total of 68 homes available, many of which will be complete by the end of summer 2009. There are four floor plans to choose from, ranging from 1,270 square feet to the largest at 1,740 square feet and prices start at $222,900. Clearwater Village townhouse-style homes feature upscale craftsman exterior styling, nine-foot ceilings and mountain views. The poured concrete sidewalks, enhanced landscaping and creek side location create a true traditional neighborhood feel.
