INVITATION TO BID – KENAITZE POINTE MECHANICAL SYSTEMS UPGRADE

ITB #26T-DV-109 - KENAITZE POINTE – MECHANICAL SYSTEMS UPGRADE

The work under this contract consists of a partial mechanical systems upgrade to the existing
mechanical room within the Kenaitze Pointe building. The Contractor shall remove and dispose
of all existing boilers, hydronic pumps, air separator, associated piping, exhaust flue assemblies,
and all related appurtenances as indicated on the drawings. In addition, the existing snow melt
system shall be demolished and abandoned/capped at floor penetration. Existing systems
designated to remain shall be protected and maintained in service throughout construction.

The Base Bid shall include the furnishing and installation of all new condensing boilers and
associated DDC controls, hydronic and boiler circulation pumps, air and dirt separator, and
associated domestic water, hydronic, and natural gas piping. All new equipment shall be installed
on new housekeeping pads (if necessary), seismically restrained, and all piping insulated per the
project specifications. All electrical work associated with the Base Bid scope shall include the
removal of existing branch circuit wiring serving demolished equipment and the installation of new
branch circuit wiring and connections for all new mechanical equipment. Where existing circuitry
is unsuitable, new circuits and control wiring shall be provided in conduit per the specifications.
Panel schedules shall be updated upon project completion to reflect all revised and new loads.

Kenaitze Pointe is an occupied residential building and shall remain occupied throughout the
duration of construction. The Contractor is responsible for maintaining active building systems at
all times and shall plan and sequence the work to minimize disruptions to building occupants.
System shutdowns shall be limited to a maximum of two (2) planned events — one to transition
from the existing systems to temporary systems, and one to transition from temporary systems to
the new permanent systems. All planned shutdowns shall be coordinated with and approved by
the Owner a minimum of two weeks in advance.
The Contractor is responsible for obtaining and paying for the building permit and any other
permits required to complete the work and obtain a certificate of occupancy.

The anticipated start date is June 1, 2026, with project completion by October 30, 2026.
